Energy Performance Certificate
An Energy Performance Certificate is part of a
Home Information Pack (H.I.P.). The certificates are commissioned, by the seller,
their agent or an Estate Agent, from an accredited Energy Assessor such as Tim Eggins, he will visit the property
to collect the relevant data then he creates the certificate. This data
includes the date, construction and location of the house and relevant
fittings (heating systems, insulation or double glazing, for
example).
Energy Performance Certificates are designed to tell you how
energy efficient a home is on a scale of A-G. The most efficient homes -
which will have the lowest relative fuel bills - are in band A.
The Certificate also informs you, on a scale of
A-G, about the effect the home has on the environment. Better-rated homes
should have less effect from the carbon dioxide (CO2) emissions.
The average property in the UK is in bands D-E
for both EER(Energy Efficiency Rating) and EIR (Environmental Impact Rating) ratings. The Certificate includes any recommendations of ways to
improve the properties energy efficiency to save you money and help the
environment. |
